Takeoff software pricing, compared

Takeoff software pricing runs from free plans and a few hundred dollars per user each year to several thousand dollars per seat, and heavy-civil estimating systems are priced by quote. The table below lists the published price, billing terms, and free option for 10 products, with a link to each vendor’s pricing page.

Zip Takeoff publishes this page, and our product is included and labeled. Every other price comes from the vendor’s own pricing page on the date shown. Prices are in US dollars and change, so confirm the current figure before you buy.

What one estimator pays over three years

Monthly and annual prices hide licensing differences. A perpetual license costs more in the first year and less after it, while a subscription costs the same every year. This table adds up three years of the lowest published paid plan for one estimator, using the prices above. It leaves out quoted products and shared licenses, and it assumes today’s prices hold at renewal, which vendors do not promise.

The lowest plan is not always the one with the tools you need. For example, Bluebeam lists Dynamic Fill as part of its Complete plan. Compare the plan that covers your work, and check whether you pay per user, per computer, or per concurrent user.

Why takeoff software prices vary so much

The products on this page do different jobs, and the price follows the job.

  • PDF takeoff tools measure plans and produce quantities. They are priced per user, often under $600 a year. Zip Takeoff, ZZTakeoff, and Bluebeam’s measurement tools fall here.
  • Takeoff and estimating suites add item libraries, assemblies, costs, and proposals or quotes. PlanSwift, STACK, and Active Takeoff cost more per seat or license because more of the estimate lives in the program.
  • 3D site-modeling systems such as AGTEK and InSite build surfaces for cut and fill and machine control. They are licensed by capacity or concurrent user.
  • Heavy-civil estimating systems such as HCSS HeavyBid and B2W Estimate price crews, equipment, and production. Their vendors quote each setup.

What to check before you compare prices

  • Which plan includes the tools you need, not only the lowest plan.
  • Whether the price is per user, per computer, per concurrent user, or a shared key.
  • Whether billing is monthly, annual, or a 12-month term paid monthly.
  • Whether reviewers need paid seats or can view for free.
  • Whether the free option is a plan you can keep using or a trial that ends.
  • Whether the program runs on the computers your team already has, including Macs.

Where Zip Takeoff fits

Zip Takeoff is a PDF takeoff tool built for civil and sitework estimators. Materials and bid items attach to your measurements, so asphalt tons, base volume, and pay-item quantities update while you measure, with Base Bid and Alternates kept separate. It runs in a browser on Mac or Windows.

Free includes 1 estimator, 10 projects, and 5 GB of plan storage. Pro is $39 per month or $390 per year for each estimator, and viewer seats are free. Bluebeam Basics costs less per year, and the 3D modeling and estimating systems do work Zip Takeoff does not, such as surface-based cut and fill and crew pricing.
